So you want to sell your house to Opendoor
Have you considered all of the options?
Home owners need to sell their property for a whole bunch of reasons; some relocate to a new area, some inherit property from family or friends, some are having financial trouble and need to make a change, others are empty nesters and would like to downsize. Whatever the reason, people decide to sell their house – every. single. day.
So you’ve decided that it’s time for you to sell your house, and you’re thinking about how to go about it. For over a century the first thought when it comes to selling your home would be to find a Realtor. Then, as do-it-yourself has become more and more popular, folks have considered selling as “for-sale-by-owner” (or FSBO). Over the last year or two another option has become prominent… the CASH OFFER.
Big (wall-street backed) firms like Opendoor, Offerpad, Zillow, and on and on and on, have sprung up like weeds in my yard.
They’ve got lots of money and send out lots of postcards, letters and do crazy amounts of online advertising. It’s hard not to see one of these corporate behemoths on a daily basis.
These companies will give you a cash offer within a day or two and they’ll let you pick the date that you want to close – with some restrictions of course. Often enough, their offer is rather attractive. Especially when you consider the selling points like: no open houses, no crazy buyers, no banks, close on your timetable, all cash, all gravy, all day.
They present a very nice package and they make it hard to ignore – marketing works!
But like the Loch Ness monster, there’s a mystery that lies beneath the surface waiting to stick its head out just when you think it’s safe.
We’ve been told all of our lives to read the fine print, but let’s be honest, who has time and energy to read the over-abundance of lawyer-speak.
THIS IS DIFFERENT. A person’s home is often the most significant savings vehicle, or the only retirement plan that an individual has. You must read the fine print and look at the whole picture.
That’s why we’ve created this handy comparison guide. Every situation is different and circumstances vary from house to house, but this will give you a really good idea of the different options you have.
I know what you’re thinking… “Isn’t Wilco House Buyers just another cash buyer, and of course you would try to make yourself look better than the others…”
Yes – we are a cash buyer. Yes – I want to make us look like a better option than the others, but when you look at the facts, we truly are a better option than the others.
Now that that’s out on the table, let’s get to the good stuff… Enjoy!
